Greenwave fit our strategy to acquire an asset with high upside potential that is located in a strong economically growing location. Our strategy was to add value by reducing operating expenses, raising rents and add top line revenue through retail sales and tenant insurance.
Upon acquisition, we also installed 2,000 additional rentable SF through Janus MASS relocatable storage units.
After successfully maximizing profitability and capitalizing on demand which resulted in an average of 96% occupancy, we successfully negotiated the purchase of 2.5 adjoining acres that would add 42,000 additional RSF.

Patriot presented an opportunity to increase income and value through repositioning and rebranding of a highly visible asset in a growing population. Below Market Rents were primarily driven by poor ownership, deferred maintenance and no retail office.
We designed and built a modern office to match new construction finishes, changed the appearance with a new facade, LED Lighting, new gates and fence, rebranded and created a strong web presence. Additionally, we cleared and graded a lot in the rear of the property that increased Boat/RV parking by 50%
